Even when rentals are in demand, presentation still decides how quickly a property leases, who applies, and what rent it achieves. The good news is the jobs that make the biggest difference are usually small.
1. Wall patching and touch-up painting
Picture hooks, scuffs and furniture marks read as “tired” in listing photos. Patch, sand and paint the worst walls first.
2. Kitchen cabinet doors and hinges
Doors that sag or don’t line up are the first thing people notice in a kitchen. New hinges and a proper adjustment fix most of it.
3. Shower and wet-area silicone
Mouldy silicone makes a clean bathroom look dirty. Cut it out and reseal properly.
4. Sliding doors that actually slide
A door that drags on its track tells an inspecting tenant the place hasn’t been looked after. Clean the track and service or replace the rollers.
5. Fly screens
Torn mesh and screens off their tracks are cheap to fix and heavily noticed on the Gold Coast.
6. Locks and door hardware
Loose handles and stiff locks undermine a sense of security. Tighten, service or replace.
7. Down-pipes and outdoor tidy-up
Blocked or damaged down-pipes, loose deck boards and an untidy yard all show up on the walk to the front door. While you’re there, fit leaf catchers to the down-pipes: they stop blockages that cause gutters to overflow into the eaves.

Most of this list is a single visit for one trade-qualified contractor, photographed before and after, with an invoice an owner can approve without a phone call.
